| The central
West - (Westlake) area of Austin refers to the neighborhoods
in the Eanes School District on the east side of Loop 360. Area
8E includes the small cities of Roll-ingwood and West Lake Hills,
each with its own mayor and city council. Other neighborhoods
are Bee Cave Woods, Treemont, Woodhaven and Westhaven. Along
Lake Austin, there are the neighborhoods of Davenport, West
Rim, Westview, Green Park, Summit, River Oaks, Preserve and
others.
The Westlake area (including 8E, east of Loop 360, and 8W,
west of Loop 360) is a diverse group of neighborhoods which,
as a whole, function much like a small town. They are unified
by the Eanes school district with its single high school -
Westlake High. Westlake High was named #36 in Newsweek's ranking
of the top high schools in the nation. The school was identified
by the College Board as having the strongest AP Physics program
in the world. The six elementary schools, two middle schools
and high school consistently rank high in both academics and
sports. Much like a small town, the local businesses community
frequently shows its support by putting up banners supporting
the high school in football playoffs.
Much of the terrain in Westlake is rugged hills covered with
oak, juniper and other native vegetation. Care has been taken
to keep the wooded, natural environment in both residential
and commercial areas. The 10 to 20 minute drive to downtown
is an important part of the appeal of the area. Loop 360 and
Loop 1 give quick access to north and south Austin.
Each neighborhood has its own style, amenities and price
range. No two are alike. The median price of a home in Area
8E - Westlake is about $600,000. The combination of scenic
terrain, central Austin location, excellent schools and strong
sense of community make Westlake a very sought after area
for both newcomers and Austinites.
