“South Lake Travis”
 
West of Austin, on the south side of Lake Travis is a group of communities that are experiencing very active growth and development. This is the scenic hill country area know as South Lake Travis. These include City of Lake-way, Estates of Lakeway, Hills of Lakeway, Bella Mon-tagna, Briarcliff, Costa Bella, Vineyard Bay, Flintrock Falls, Falconhead, Lake Wind, Alta Vista, Travis Settlement, Cardinal Hills, Spanish Oaks and others.

These neighborhoods represent a wide variety of price ranges and age of homes. Homes range between the 1960's to brand new. Builders are very active in this area, with growth in both residential and commercial areas. Lots are mostly between 1/5 - 1/3 acre with hill country terrain. There are many golf courses in the area.

Some gated communities, such as Costa Bella and Vineyard Bay feature lakeside homes. The City of Lakeway was originally developed as golf, tennis and lake resort area. There is still a resort ambiance in the area, with golf courses, boat marinas, and lake views. The overall environment is of a developing suburban area with active new growth.

The school district for this area is Lake Travis ISD. Lake Travis High School, Lake Travis Middle School and several elementary schools serve the area. The 30 to 40 minute drive to downtown is an important part of the appeal of the area. RR 620 is an outer loop with access to northwest Austin and Round Rock. New commercial areas are under construction to serve the growing residential population. A new Hill Country Mall is under construction with many upscale stores.
